So you want to buy a home in Estes Park? Don't make a move until you read this!

Peggy Lynch is one of those rare Colorado natives. She was born and raised in Wray, Colorado where her grandparents homesteaded in the 1880's. In 1985 she moved to Estes Park, has since enjoyed being an active Realtor, and provides extensive knowledge about the area through her work and long-time involvement. In this GEP feature article, Peggy shares her insights into Estes Park.


"Wow! - The view [of the Estes Park Valley] from Pole Hill on Highway 36 as you entered Estes Park was wonderful." This first image of Estes Park has stuck with Peggy ever since she and her husband, John, decided to drive to Estes Park for lunch. The next impression of Estes Park came when they got their lunch ticket and printed on the back was this message: "Hope a nice family like yours moves to Estes Park." Peggy was hooked.

After she and her husband sold a resort lodge in Minnesota on the Canadian border, they were looking for a new home, found Estes Park and moved in 1985.

Peggy immediately became a Realtor with a local Estes Park company, following her initial interest in real estate, which began in Minnesota. And not much later in 1988, her spirit as an entrepreneur led to the opening of her own realty company, Rocky Mountain Realty Company. When I asked Peggy what she enjoys most about being a Realtor she was quick to respond: "the people." Peggy Lynch has quite an impressive listing of credits behind her name - CRS, GRI, QSC, SRES, ABR - but the one she enjoys is that unofficial designation - "EIEIO!". As she says, "You have to have a good time with people. It is exciting to see people get want they want."

For people looking into mountain property (moving or vacation/second home), Peggy provides some interesting insights about Estes Park.

"Nobody gets transferred to Estes Park. Other than the tourist industry, there are no large industry employers. People move to Estes Park by choice and this makes for a friendly town - a true hometown feeling with people who are happy they are here - people who care.

People who live in Estes Park can easily become involved in a variety of organizations and many tend to do just that because they enjoy and are proud of their community (service clubs, events, arts, theater, and various activities are numerous).

For those interested in moving, it is important that they talk to several Realtors and find one that is responsive and compatible with their needs. It is important that the Realtor is familiar with the neighborhoods and characteristics of each. The Estes Park area is dominated with custom built homes - very few spec homes. The mountain terrain means that the views change with every turn and direction - a 1/2 acre lot with home can seem secluded with no neighbors, while a 10 acre parcel can have a view of many other homes. It is important for a buyer to spend time exploring the various locations and possibilities. Where financing is involved, it is important to have a lender who is familiar with mountain properties and the peculiar needs of a local area.

For its size, Estes Park has a great infrastructure with the local government, medical and emergency facilities, schools, and library. That infrastructure has to support 3 million visitors a year and thus benefits the year-round residents.

"The Estes Park Valley is really the "banana belt" of the Rocky Mountains - not that much snow to shovel during the winter. And when I've been out of town, I always know I'm home when I see that view on Pole Hill!"
